You may be wondering about some of the changes on my site. Recently, I made the big move from Gagliardo Realty Associates to EXP Realty LLC. I am still your best and favorite resource for everything real estate in the Oak Park, River Forest, Elmwood Park and the Greater Chicago area!

      Fun September Events

      One of the highlight events of September in Oak Park is Oaktoberfest in Downtown Oak Park on September 14 & 15. Enjoy the music line up, there are delicious fall foods from local restaurants at food stands, specialty craft beers, and the Kids' Root Beer Garden. This was always a favorite for my family, because it features the Zucchini Races. So fun for the kids to put wooden wheels on a zucchini, decorate it with googley eyes and pipe cleaners, and then race it down a track!

       

      While I love the Farmer’s Market from the minute it starts in May, I really enjoy it the most in September and October. It’s such a great Saturday activity as the Fall harvests start...running into friends or neighbors and discussing what you’ll do with your impulse buys is always fun.

       

      An event set up to help prevent identity theft by shredding documents containing personal information is at the Public Works Center on Saturday Sept. 22 from 9am-12pm. Each household is limited to two bags or small boxes of items that contain personal information such as canceled checks, documents containing credit card numbers, social security numbers and medical information. It’s so super helpful and time saving for those of us with a janky old shredder that jams!

       

      Watch the further adventures of Paddington 2 under the stars at Barrie Park on September 7th beginning at 8:30pm. Such a fun and free community event.

        End of Summer Fun and Back To School

        As we get into the heart of August, thoughts of school being back in session spur end of summer activities. The last of the summer block parties filled with squealing kids in bounce houses and cooling off with water balloon fights are great celebrations of the end of a season that was filled with sports camps, pool fun and marathon Fortnite sessions.

         

        Even those in town whose schedule doesn’t change with school being in session, the need to eek out the last of the Summer weather is real with doubles tennis or flying through town with your bike club, enjoying all the al fresco dining around town, as well as attending the last of the Thursday Night Out! Downtown event or the Oak Park Micro Brew Review. Making the most of the dog days of Summer is top of mind as we’ll soon hit Fall and weekends will be hostage to Football.  It’s already happening at my house!

         

        As another summer draws to a close in Oak Park and River Forest we think about how spoiled for choice we are with activities in the area. We have such vibrant Park Districts offering a myriad of sports and social activities for young and not so young. Besides the park district in our community there are many organizations and clubs offering art and cooking or crafting classes, or even running and biking clubs. My favorite club is book club...ahem, I mean wine club!

         

        Wow, there’s lots to do in Oak Park and River Forest!

         

        This week, as schools get back to the business of educating the younger minds in our community, parents can breathe a sigh of relief and look forward to all of the pursuits of happiness the Fall will bring.

          Oak Park / River Forest Weekly Rehab Market Update

          Victorian HomeHere’s a quick update on what’s going on in the Oak Park/River Forest area. We will be providing a series of updates over the next few weeks to keep you informed about the rehab market in this area.

          In Oak Park and River Forest, we had a busy week for new listings with the current number of active listings jumping by about 40 homes to a total of 182 listings. Most of the listings came in between $400,000 and $800,000. There are currently 27 homes for sale below the price of $400,000, 28 homes between 400,000 and $500,000, 26 homes between $500,000 and $600,000, 28 homes between $600,000 and $700,000, 25 homes between $700,000 and $800,000, 20 homes between $800,000 and $900,000, 11 homes between $900,000 and $1 million, seven homes between $1 million and $1,100,000 and 28 homes above $1.1 million.

          Each week I review what’s coming on the market and let you know how things are going in terms of sales. A lot of my clients have asked me about the rehabs going on in the area, so I thought I would start blogging about the different rehabbed homes that I have been showing throughout the week.

          In Oak Park and River forest things have been picking up. This week there has been a total of about 40 new homes that have come on the market and it is been a very good week for people looking for rehabbed homes and homes that are in move-in ready condition. Most of the rehabs fell in the price ranges between $600,000 and $900,000, with quite a few right around the $700,000 level.

          A couple of new rehabs in the $500,000 range are very nice, although you will lose a little bit in Walkability while you be gaining a lot in quality and finishes. 729 S. Humphrey is a beautiful foursquare for $539,000 and 1219 North Taylor Ave. is an absolutely awesome open concept rehab with large bedrooms at a price of $575,000. 815 N. Taylor is another beautifully done open concept frame home for $600,000, while on the other side of town at 1154 S. Lombard you have a brand-new build with three full levels of living space for $625,000. 1104 S. Cuyler is another nicely done rehab for $625,000.

          Jump up near the $700,000 level and you have 750 Keystone which is a beautifully done open concept ranch home without a basement. 1143 S. Grove, 929 Winona Ave. and 1159 South Cuyler Ave. round out our selection of open concept, large, four-bedroom homes that include stunning master baths. At $775,000 there is 435 North Taylor Ave. which is a 4+ bedroom home with four full baths in amazing detail throughout. At $785,000 you have 917 N. Marion which, although not actually rehab, is so amazingly beautiful in move-in ready I would have to include it in that category.

          725 Winona Ave. for $800,000 is a five bed three and a half bath open concept rehab., 1339 Later Ave. is a classic Italianate rehab for $879,000 and 223 Thatcher Ave. is a beautiful Victorian overlooking Thatcher Woods for $885,000 – although technically not a recent rehab it still qualifies for my list. For $900,000 you have 1206 Lathrop Ave. that, while not a rehab, was built in 2006 and still has finishes that looked brand-new. 946 Clinton Ave. in Oak Park for $924,000 is also a new build in 2016 while keeping the style of the late Victorian era. Rounding out the under $1 million rehabs are 841 N. Euclid, 809 home, 938 Monroe, 811 Forest Ave., and 618 Thatcher Ave. all of these homes for just under $1 million are amazingly beautiful, spacious, and generally incorporate the open concepts and master bath that you would expect at this price level. I highly recommend taking a tour of all of them just so that you can see these awesome homes!

          Come back next week and I will be reviewing the 1 million+ range homes in Oak Park and River Forest. While there are not too many of them that are actual rehabs, there are quite a few that have brand-new kitchens and baths while keeping the old world charm of the era in which they were built.
